The Building Process
Learn about our refined process
When you first arrive at the Sales Center, your CB Burkholder Homes customer service representative will inquire about your interests and needs as you browse the model home and view our floorplans. As you decide which floorplan is best for you and your family, we will also discuss the included features and any options that you may want to add to your home. We will make every effort to be transparent about the total investment for your home by creating an easy-to-understand Option Addendum.
Financing
By this time you will have talked to your lender and reviewed your finances. Your lender will then provide a pre-qualification letter for you to give to the customer service representative. If you have not taken this step before beginning your home search, your customer service representative will gladly refer you to one of our trusted mortgage partners.
Contract and Deposit
After you have made your decision about the home model, options, and location of your new home, your customer service representative will write a purchase agreement using the Standard Agreement of Sale for New Construction. The required builder addenda and documents will also be included. You will be asked to make a good-faith deposit. Upon execution of your Agreement, your customer service representative will forward it to your lender and continue to communicate with them throughout the building process.
Selections
You will be asked to complete your interior and exterior selections within three weeks of the execution date, if you have not already done so. Again, your customer service representative will assist you in that process.
Now it is time to relax and watch your dream home take shape. Oh yes, don’t forget to pack the boxes for your upcoming move.
Closing
You will meet with the builder several days before settlement for your New Home Orientation as you get better acquainted with your home. Settlement is that exciting day when you sign the documents and receive the keys to your new home!
Purchasing a completed home is a more streamlined process because the selections have already been made, the home is completed and is in turn-key condition. The three steps in the buying process that are the same as a to-be-built home are:
- A pre-qualification letter
- An Agreement of Sale
- A good-faith deposit
